Sand Pointe is one of the newest subdivsion in the City. Lot sales began in around 2018 and gained traction in 2020 to meet building demand.
Location
South Pointe is North of 65th S across from Sandy Downs. Its entrance is from 65th South, although it is also accessible from the North through The Dunes. The neighborhood enjoys all city services and is one of the few neighborhoods within the Idaho Falls city limits to attend D93 schools.
Features
Homes in this neighborhood are typically situated on up to 1/3 to 1/2 acre lots. The neighborhood features green space in the middle of the neighborhood as well as along the canal on its Western border.

Homes are all quite substanitally sized, particularly on the Southern end, and styles vary widely to include modern two-story as well as single story ranblers. All feature a full basement with a three-car garage. Homes in this neighborhood were built by a variety of builders and most are custom built.
