The Dunes at Sandcreek was developed in the early 2000s and its name references both the naturally occuring sand dunes at the neighborhood’s Southern border as well as the public Sandcreek Golf Course on its Eastern border.
Location
The Dunes at Sandcreek is South of 49th S just West of Hitt Road past the golf course. It’s entrance is from 49th South and it is also accessible from 65th South through the new adjacent Sand Pointe Subdivision to the South. The neighborhood enjoys all city services and is one of the few neighborhoods within the Idaho Falls city limits to attend D93 schools.

Homes in this neighborhood are typically situated on aproximately 1/2 acre lots. The homes on the Eastern portion of the neighborhood back up to Little Sand Creek and overlook the golf course. Additionally, the HOA partnered with the City to install playground equipment in the park. Homes values typically run 80%+ above the average sales price in the City.
