Southpoint
Southpoint is one of the newest premier subdivisions in Idaho Falls. Building began in the year 2000 and continues today. Southpoint remains one of the most desirable areas to live within the City and features homes from multiple builders. If you are seeking a luxurious home, you’ll likely find it here!
Location
Southpoint is located South of 49th South between Homes (1st E) and Park Ave (5th West). The neighborhood enjoys all city services and resides within the Idaho Falls School District 91 and popular Sunnyside Elementary school boundaries. The South end of the subdivision now also enjoys egress off Park Ave near 65th S.
Features
Upon entering the neighborhood from 49th S., proceed down the main divided, landscaped boulevard. On the North end of the subdivision, most of the streets are smaller and feature cul-du-sacs, limiting the amount of traffic through the neighborhood and maximizing privacy and personal yard space.
The neighborhood enjoys ample green space with 2 storm water retention areas. Observant visitors will notice that each corner along the boulevard is adorned with a paper birch tree clump, which look particularly spectacular in the fall!
The South end of the subdivision is still under development and features the newest homes in the subdivision, with another expansision underway and lots available in 2021.
Homes
Southpoint features homes with grand, two-story entries, premium finishes, 3- to 4-car garages, and generous lot sizes. Home styles vary from formal 2-story homes to, more recently, large ramblers. Most homes within the subdivision feature a fully finished basement as additional living space. At the Southern end, ‘patio homes’ are currently under development for premier, single level, turn-key living. Prices start about 60% above the median price for Idaho Falls.
Heating is largely natural gas forced-air. Because Southpoint lies within the City limits, residents enjoy the lower electric rates the city offers due to hydroelectric power generation.
