Welcome to the Meadows and Summerfield!
The two neighborhoods of Summerfield and the Meadows are generally viewed as one neighborhood and in fact when you enter from Sunnyside at the sign that says ‘The Meadows,’ the first homes you drive past are actually Summerfield. Summerfield and was first developed in the early 1990s and the Meadows behind it was developed in the early 2000s.
Location
These neighborhoods are accessed from Sunnyside Road to the South approximately half way between Woodruff/St Clair Rd and Holmes Ave. The neighborhood enjoys all city services and resides within the Idaho Falls School District 91.
Features
Homes in both neighborhoods are typically situated on 1/4 acre lots. Summerfield features were typically built throughout the 1990s and into the early 2000s while the Meadows began in the early 2000s and was largely completed by 2015. There is a public green space in the SW corner at the back of the Meadows. Homes in this area are typically valued 30%+ above the average sales price for Idaho Falls.

Home styles in Summerfield tend toward larger two-story layouts while the Meadows tend toward single level ramblers. All feature full basements and typically three-car garages. Homes in this neighborhood were built by a variety of builders.
